Plot Area and Development
The maximum plot area determined under DDJAY is 150 square meters. Out of the total planned residential area of the city, 30% is allocated for the development of these plotted colonies. To ensure proper planning and infrastructure, the minimum area covered under these projects should be 5 acres, while the maximum area allowed is 15 acres.
Licensing and Registry
The grant of a license under this policy is considered against the 20% group housing area limit. Once the 20% area limit is exhausted, a 10% extended limit under the residential zone of the net planned area can be provided. Separate floor registry is provided under this policy, allowing independent ownership of floors.
Community Facilities and Amenities
One of the unique aspects of DDJAY is that the colonizer is required to transfer 10% of the licensed colony to the government for the development of community facilities. These facilities, such as open parks, community halls, shopping centers, and play schools for kids, are provided within the premises of the plotted colonies.
